ACTIVE ADULT COMMUNITIES

Own your home. Know your neighbors.

Alliance Aurora is developing small, gated communities of detached single-family homes for active adults who value independence, meaningful connections, and the freedom to age in place. Our first community is planned for Vancouver, Washington.

You shouldn't have to choose between your independence and your people.

Maybe your home feels bigger and quieter than it used to. Maybe sharing a home with family doesn't offer the privacy everyone needs. Or perhaps you've explored assisted living and realized it's not the lifestyle you're looking for. We believe there should be another choice — one that brings independence, homeownership, and meaningful connections together.

Assisted living

Monthly housing rent can range from $6,000 to $12,000 or more, depending on location and community. Some senior living communities also charge a one-time entrance or buy-in fee ranging from $100,000 to $1 million or more. While these communities provide valuable services, residents typically pay ongoing housing costs rather than build equity in a home they own.

Moving in with family

Living with family can bring everyone closer, but sharing a household can also make it difficult to maintain personal space, privacy, and independence.

Staying home alone

Staying in your own home offers familiarity and freedom, but maintaining a larger house and staying connected with others can become more challenging over time.

The next 15 or 20 years go by fast. You should get to spend them the way you want.

Adult Foster Care Homes

Adult foster care provides personal care and daily support in a smaller, home-like setting. While it offers valuable assistance, residents typically pay for housing and care rather than own their homes, with less independence and flexibility than traditional homeownership.

We've Seen Senior Living Firsthand. We Envisioned Another Choice.

Our founder, Mark Vuong, brings 20+ years of experience in real estate development, construction, senior living, and cohousing communities.

Through his experience developing senior living communities, Mark recognized the need for another choice — one where people can own their homes, maintain their independence, age in place, and enjoy meaningful connections with their neighbors.

That vision inspired Alliance Aurora.

"Think about the next phase of your life.
How do you want to live?"

A Home That's Fully Yours, With Room for the People You Love.

Our planned homes are two-story, detached single-family homes, each featuring a covered front porch, private driveway, and garage. Designed for independent living and aging in place, each home offers two separate living areas under one roof.

Our goal is individual homeownership, allowing you to own your home and homesite, subject to final County approvals.

Fire pit and lounge

Morning coffee or evening conversation, a short walk from your door.

Swim spa and jacuzzi

A dual-zone swim spa for easy laps, and a jacuzzi for slow evenings.

Community garden

Raised beds for anyone who wants to grow tomatoes, herbs or flowers.

Walking paths and lawn

Loop the village before breakfast. The community lawn is ready for picnics and movie nights.

The site plan

  • 16 homes around a shared center

  • Gated entry off NE Ward Road

  • One-way loop drive

  • Garage court and guest parking

  • About 1.9 acres

Conceptual site plan. Final layout is subject to permitting.

More independence than assisted living. More connection than living alone.

Hire the help you choose, with clubhouse offices for visits

Aurora is built for people who want to keep living fully.

A great fit if you

  • Want a home you own and neighbors you actually know

  • Are retired, semi-retired or still working

  • Like planning your own days, with friends close by when you want them

  • Can picture yourself at a garden plot, enjoying the swim spa or having steak night with neighbors

Probably not the right fit if you

  • Need memory care or round-the-clock medical staff

  • Want a full-service building with a concierge and a daily activity calendar

Aurora isn't a licensed care facility. You're free to hire whatever help you need, on your own terms.

A good week here looks like this.

There's no activity director. Just neighbors who like each other, making plans together.

6:00 AM

A walk around the village with the neighbor across the lane.

FRIDAY NIGHT

Steak night at the clubhouse. Everyone pitches in.

7:00 AM

Coffee at the fire pit while the sun comes up.

SATURDAY

Family visits, time with the grandkids, and a chance to catch up with friends.

AFTERNOON

An hour in the garden, a swim, or a quiet nap at home. Your call

SUMMER NIGHTS

A movie on the community lawn, under the stars.

A home you own

Friends close by, no planning a month out

Help on your terms, if you need it

A family that worries less

Helping a parent plan what's next?

Aurora gives your mom or dad a home they own, neighbors who notice, and a life that's still theirs. The upstairs suite means there's always room for you and the grandkids, or for a caregiver if that day comes.

What people ask us most

Our plan is for homeowners to own both their home and individual homesite, just like a traditional single-family property. Unlike renting, homeownership offers the opportunity to build equity over time. The final ownership structure will be confirmed before homes are offered for sale, subject to County approvals.
